Registration is the step that makes your plot legally yours. Here is how it works in Telangana, and what to budget for.
What you pay
Registration costs in Telangana are made up of three components, calculated on the higher of the sale value or the government market value:
- Stamp duty
- Transfer duty
- Registration fee
Together these have commonly totalled around 7.5% of the value for sale deeds. Rates and market values are revised by the state, so always confirm the current figures on the official Telangana Registration & Stamps portal before you plan your budget.
Documents to keep ready
- Draft sale deed (usually prepared by the seller’s or your advocate)
- Identity and address proof of buyer, seller and two witnesses
- PAN cards (and Form 60 where applicable)
- Link documents and encumbrance certificate for the plot
- Layout approval copy and plot plan
- Proof of payment of stamp duty and fees

The process, step by step
- Verify title and approvals — link documents, EC, layout approval, RERA.
- Agree the sale deed — boundaries, plot number, survey number and price must match the layout plan.
- Pay duties and book a slot — through the state’s online registration system.
- Visit the sub-registrar office — buyer, seller and witnesses attend; biometrics and photos are taken.
- Collect the registered document — then apply for mutation in land records so the new ownership reflects there too.
Mutation is the step buyers most often forget. Registration transfers ownership; mutation updates the records that everyone else checks.
Common mistakes
- Declaring a sale value below the market value — duty is charged on the higher figure anyway.
- Plot number or boundaries in the deed not matching the approved layout.
- Paying the full price before the registration date is fixed.
